Lake Sakakawea--Deepwater Bay lake cabin for sale

The water is up, so now is the time to buy that little summer getaway.  For sale is a very nice, furnished 2 bedroom mobile home lake cabin located at Fish-N-Camp court, which is located on the north side of Deepwater Water Bay on Lake Sakakawea.  Items linclude couch, rocker/recliner, love seat, TV, end tables, washer, dryer, beds, dressers, microwave, pots and pans.  It's pretty much move in ready.  The lot lease for the rest of 2010 is all paid.  This area has about 55-60 other mobiles and is a nice lake property. Below is link on Bis Man Online with picture and contact information for more pictures.

If you Google map it, go south on Hwy 37 south of Parshall 16 miles, then when the road curves East, toward Raub, you need to look 3 miles west.  Its the development that looks like an "L".  Google earth shows the water like it is today with the water in the bay.  weather.com shows it from a couple years ago with the ramp way out of the water.  The trailer being sold is on the west side about 13 trailers from the north end.  Call (701) 483-6116 for more information.

This lake cabin is not a year round home.  This is a private land owner who had developed this property.  I know alot of properties around other parts of the lake like this are selling for around $40K, if not higher, especially around the McKenzie Bay/Mosset/Skunk Bay areas.  So buy it know and enjoy some great days fishing and relaxing then prepare for the hunting season.

I just went into Bis-Man and reduced the price to $27,500. 

Send me a e-mail and I can send out interior pitcures of the mobile.  New windows were installed 4 years ago.

Well I am surprised it hasn't sold for $30,000.  I'm not being sarcastic either!

You must not be too familiar with lake properties at Sakakawea.  Many cabin owners pay a yearly lease to have that trailer on the lake and developments have higher lease amounts than this.  Some of the realtors here in Dickinson are selling properties similar to this at Skunk Bay for $50-$60K and they pay lease there as well.  These fees go into such things as new road gravel loads, septic tank pumping, etc....!   I would buy it from my parents, but it's on the wrong side of the lake for me and my family.

Yeah but fishing isn't looking too good.      Heh, heh!! 

The last one, two trailers down sold for $26,500 so he isn't asking too much if you go by past deals.  Another one just sold down there for more than that too!!  I can attest, it is a nice looking place from the outside as I live just north a few trailers.  My wife did go take a look at it because we would have considered it if it was a 3 BR as ours is 2.  I really enjoy the area and to me it's the best place on the lake.  We have fished up into the Hook, Brendle's, Skunk and further up river, Indian Hills.  Basically anywhere you want to go.  The best part is when there are 100 boats unloading out of the Hook, we may have 20!!

It's nice but second to Skunk, Bear Den and Reunion country. 

I do believe what is being asked is a fair price from what I've seen.  Shouldn't get involved but by shopping for homes, lots, etc I've definitely seen what stuff is priced.

Sure is nice to see the water on the door step up at Deepwater Bay.  I think I might have to look at maybe turning this place into a rental property.  Fishing should be pretty up there for several years to come.  I haven't checked, but also heard that the lake is expected to rise another foot to foot and a half.

I may be heading up to Deepwater Bay to show the lake trailer either Friday or Saturday and am thinking about pulling the boat up there and do some fishing for the day.   With the water up in the Bay, should be decent fishing all around there or around Sheephead.  If anyone has been fishing around Deepwater, please post them under fishing reports.  Solocam has been doing a lot of  "solo" reporting by the looks of it...LOL 

Solocam, if you happen to read this before this weekend, have you heard of any damage up at Fish-N-Camp from the storms the other night or been down there to check it out?

I haven't heard of anything and our friends that stay there most of the summer haven't called and let any of us know there was any problem so I'm guessing no damage.  I will find out for sure this weekend I guess. 

Fishing has been hit and miss.  I don't fish in the bay much so don't have a report there but I have caught some nice fish across on west side.  Shady was also good last weekend.  My depth finder was reading 80+ water temps last weekend!!

UPDATE:  Rural water project is out along the road and all units at Fish-N-Camp Court will be hooked up to the pipeline this fall.

No, I just re-advertised it this past week after letting the ad on Bis-Man expire last fall.  I have received a good share # of views on the ad and two serious calls on it.  After the cold spell passes one gentleman wants to see it, so we will more than likely have to walk in.  

I'm really anticipating a much improved fishing year this summer (and many years after that with all this snow), so lake properties will be hard to come by at an affordable price.

Stay warm everybody!  Hamweather forecast has us in the low to mid 40's around January 23rd to help thin the snow piles some.  Hope it last at least a week or two!
