How much to build your own fish house on wheels?

 So the Ice castles, and Yetti's look great but The price tag is pretty big too.   I have found a guy who builds fish house frames.   Let's say I could get a frame, with wheels, axle, etc all new and in the size I want 6.5 x 12 its about $1700.   So my question from there is how much to build a decent shell??  I know the sky is the limit as far as how I trick it out inside, but wondering about about the basic shell, insulated, finished walls.  Don't worry about rattle reels, bunks, etc.   Just give me a ballpark. Thanks

it depends on what you want... I'm an old welder and current spray foam contractor... best buy... Zack Shack Basic... in 6x12 I think about $4200?...
I would spray 2" closed cell foam in that for about $650... wire it and paint interior... shell done... add what you want...

the real money is in the finish... just like your house... throw granite countertops, hardwood, and a central vac in your house and its another 25k...

 I was wondering about the 8' wide vs 6' wide house.  Have some concern about trailering, getting onto and off of lakes, etc.  I have a 1/2 ton pick-up for towing.

Foamit, are you saying the Zachshak is 4200 bucks uninsulated?  and it would be 650 dollars to spray it?  or are you saying the Zackshack is high priced and If I build the frame you can spray it for 650 bucks and that would save some money?

 Like you said sky is the limit but any thing under $2000 and you would find yourself wishing you had done things you didn't.

 Also have a half ton no issues. Buddy has 6 foot and it is ok to fish out of I have the 8 foot and it feels huge compared, that extra foot to two in places is amazing; near the grand forks area let me know if you want to see the difference

 I'm just about finished with an 8x16 that I'm building. It has smooth aluminum siding with no screws or rivets and spray foam all the way around.  The goal was to build it how I wanted and end up with something nicer than an Ice Castle.  A lot of people thought I was nuts but I will finish this house with between $8k-8.5k into it and it will compete with the higher end castles minus the AC unit.

ya, the house with no windows, wiring, or insulation is 4200... and ya, about 650 to spray it, (that's @ 2" - could go more or less)... I think it is the best deal out there right now... love their wheel system... mine is a 6x10 and weighs about 1000#...

That's a good deal? You must be a dealer for them. A guy is going to have to throw a pile of money into finishing it, (holes, windows, shelves, etc). Waaaaaaay better off using the probably $5500 or so and buy something nice off Craigslist.

no... not a dealer... just sold on the efficiency of the house... had a 18' ice castle for about 4 years... beautiful house, but moving it was a pain... if I fished 1 spot on 1 lake, I'd still have it... just move to much for all the hassle... I've moved the zs up to 10 times a day... takes me about 5 minutes to drill holes and put it down... about 2 minutes to put it back on wheels to move... works great for me and allows me to fish how I like to fish... that's the value to me...

where are you located and can you spray in the bottom of the floor of an existing ice castle? Have not noticed that it is super cold as is but thinking it surely couldn't hurt if the price was reasonable.

 I'm in williston... but I wouldn't recommend spraying your floor... treated wood is "dipped" for about 10-15 seconds (from what I understand) in the nice green stuff that makes you feel better about spending the extra money ... if you get good "bite" in the foaming process (which you want, good adhesion), if you freeze down and get some foam to pull off while lifting the house, you may leave the existing plywood bare with nothing to inhibit moisture intrusion... what I would HIGHLY recommend is a polyurea (like rhino liner)... checker and walmart sell it (herculiner brand I think?)... this will give you a waterproof "skin" that will dramatically lengthen the life of your floor (I'd do the steel frame too)... 8x16 floor will probably run you about $200... best money you can spend... 
I have this on the floor of my zs... pliable and grippy to -30!!!... great for this application...
by the way, (my .02) not sold on having this on both sides... building science tells me to only seal up one side... moisture gotta go somewhere...

Other than the Yetti and Ice Castle, what are some other high-end custom ice fishing house builders? I'm looking for smaller companies like Big Bite Ice RVT or Custom Cottages. Any names come to mind? Thanks!

Before I bought an ice castle I did a 6.5 x 14" united trailer from ultimate transport with a full flip down door in the rear. Had drop axles and windows put in it by a place here in Fargo then did my own interior adds (which I kept to a minimum)

From memory I had $7500 into a brand new after all the adds.

A fair way to guess on the costs would be to take a new one as you would want it and assume if you do all of the work you could cut the number about in half. The quality of the final product will depend upon your skills with hammer.

If I wasn't going to go the pre-built route and wanted sometime good but on a budget. I'd strongly consider finding an enclosed trailer, spray foam the interior and sheet it with aluminum on the inside. Then you could add what you wanted later. Also, selling a home built is a pain, selling an enclosed that you did stuff to is pretty easy.

Spray foam is definitely the ticket, not only do you get the insulation value but you get structural rigidity.
